New South Wales property checks before buying
Reviewed
HouseScan provides the Sydney detached-house report in NSW, combining implemented lot, planning, hazard, school and area checks. A full report does not mean every field is available for every address, and it does not replace inspection or legal review.
What the address report can show
| Check | Coverage and limits |
|---|---|
| Lot and location | Cadastre, lot shape, available slope, road and station information. Not a survey. |
| Planning | Implemented zoning, FSR, height, minimum lot and heritage fields. Not approval of a proposal. |
| Hazards | Mapped flood, bushfire, landslip and recorded transmission lines. Aircraft noise coverage is limited. |
| Schools and area | Available catchment vintages, 2021 ABS Census, suburb BOCSAR incidents and rent context. |
| Price | Personal reports use restricted PSI records. Static SEO suburb pages do not republish per-sale records or derived price lists. |
Buying rules and documents
Ordinary private residential purchases generally have five business days after exchange; off-the-plan, auction and waiver situations differ. Ask the conveyancer for the transaction-specific deadline.
Read the section 10.7 certificate, title and relevant plans. Resolve map/document differences with the appropriate professional. Use Revenue NSW for current duty calculations and eligibility.
How to read a missing result
An unavailable service or an unlicensed dataset is not a clear result. Coverage describes the implemented checks, not a guarantee that every address returns data. Keep the source date and ask the relevant authority about gaps. Area statistics do not estimate an individual dwelling.
Check this address
Include the state outside NSW. Reports show missing coverage explicitly.
Sources and further checks
Official maps and calculators can change. The map date, contract and property documents matter.
