HouseScan（housescan.com.au）由 PTE Study Pty Ltd（ABN 36 624 610 751）运营，下面说的「我们」就是这家公司。用这个网站，就表示你同意下面这些条款；不同意的话请不要使用。
1. HouseScan 是什么，不是什么
HouseScan 用公开数据和第三方数据，加上 AI 的解读，给你一套房、所在区域和市场的一般性信息。它不是：
- 估价。网站上的估价、参考区间和「最多出多少」都是程序自动算的，不是注册估价师出的估价报告，不能用于贷款、税务、法律或保险用途。
- 理财或贷款建议。我们没有澳洲金融服务牌照（AFSL）或信贷牌照，也没有考虑你的目标、财务状况和需要。
- 法律意见或过户服务。合同检查只是帮你列出该问律师的地方，不能代替律师（solicitor）或持牌过户师（conveyancer）。
- 建筑、虫害、泳池、产权分户（strata）或测量检查。航拍和照片解读只能说明从空中或照片里看得到的东西。
出价、竞拍或签合同之前，对你重要的事请找对应的专业人士，并以官方来源为准。
2. 数据和准确度
数据来自政府开放数据、其他公开来源、中介网站，以及 AI 对你上传或粘贴内容的解读。这些数据可能不完整、过时或有错，有的地区数据比较少；AI 也可能看错文件或图片。我们尽量写清楚数据从哪来、有多大把握，但不保证任何结果准确、完整或是最新的。数据来源和授权见数据来源，估价怎么算、过去有多准见方法。
3. 怎么用
HouseScan 供你自己买房、看房时参考。请不要：成批复制或抓取网站和数据、用程序自动查询、绕过访问次数限制或安全措施、转卖查询结果，或者上传你无权分享的材料。看起来是自动程序或滥用的访问，我们可能会限制或拦下。
4. 你上传的内容
你上传合同、截图、房源文字或者提问时，我们会把这些内容发给我们用的 AI 服务商，用来生成给你的回答。回答生成后我们不保留这些文件。上传前请先去掉不需要给我们看的信息（例如银行账号、证件号码）。你上传的内容仍然归你所有。
5. 邮件提醒
如果你关注了一套房，这套房挂牌、降价、改价、定拍卖日期或卖掉时，我们会发邮件给你。每封邮件里都有退订链接。
6. 免费服务和变更
HouseScan 目前免费。我们可能修改、暂停或停止任何功能，也可能更新这些条款；上面的日期就是最新版本的日期。
7. 消费者权益和责任
这些条款不排除你依照《澳大利亚消费者法》（Australian Consumer Law）享有、且依法不能排除的权利。在此前提下，HouseScan 按现状提供；在法律允许的范围内，你使用或依赖本网站及其信息（包括据此决定买房、出价、卖房、贷款或签约）造成的任何损失，我们不承担责任。依法不能排除、但可以限制的责任，以重新提供该服务为限。
8. 知识产权
网站的设计、文字和程序归我们或授权方所有。HouseScan 名称和域名由权利人授权 PTE Study Pty Ltd 使用。第三方数据按各自的授权使用（见数据来源）；新州成交数据按 CC BY-NC-ND 4.0 授权使用。
9. 适用法律
这些条款适用澳大利亚新南威尔士州法律。

HouseScan (housescan.com.au) is operated by PTE Study Pty Ltd (ABN 36 624 610 751). "We" and "us" in these terms means that company. By using the site you agree to these terms. If you don't agree, please don't use it.
1. What HouseScan is, and what it isn't
HouseScan gives you general information about a property, its area and the market. It draws on public and third-party data, and some of it is written by AI. It is not:
- A valuation. Price estimates, ranges and "the most to pay" figures are calculated automatically. They are not a valuation by a certified valuer and must not be used for lending, tax, legal or insurance purposes.
- Financial or credit advice. We don't hold an Australian financial services licence or a credit licence, and we haven't considered your objectives, finances or needs.
- Legal advice or conveyancing. The contract check lists things to ask about. It doesn't replace a solicitor or licensed conveyancer.
- A building, pest, pool, strata or survey inspection. Aerial and photo reads only cover what can be seen from above or in the photos.
Before you bid, buy or sign, check anything that matters to you with the right professional and the official source.
2. Data and accuracy
Data comes from government open data, other public sources, agents' websites and AI reading of what you upload or paste. It can be incomplete, out of date or wrong, and some areas have less of it. AI can misread documents and images. We try to show where data comes from and how sure we are, but we don't promise that any result is accurate, complete or current. See Sources for data sources and licences, and Method for how estimates are worked out and how accurate they have been.
3. Using the site
HouseScan is for your own property decisions. Please don't copy or scrape the site or its data in bulk, run automated queries, try to get around rate limits or security, resell results, or upload material you don't have the right to share. We may limit or block access that looks automated or abusive.
4. What you upload
When you upload a contract, screenshot or listing text, or ask a question, we send it to our AI provider to produce your answer. We don't keep the files after the answer is made. Before uploading, remove anything we don't need to see, such as bank details or ID numbers. You keep ownership of what you upload.
5. Email alerts
If you follow a house, we email you when it's listed, has a price cut or price change, gets an auction date, or sells. Every email has an unsubscribe link.
6. A free service that may change
HouseScan is free for now. We may change, pause or stop any part of it, and we may update these terms. The date above shows the latest version.
7. Consumer law and liability
Nothing in these terms excludes rights you have under the Australian Consumer Law that can't be excluded. Subject to that, HouseScan is provided as is. To the extent the law allows, we are not liable for any loss arising from your use of, or reliance on, the site or its information, including decisions to buy, bid, sell, borrow or sign. Where our liability can't be excluded but can be limited, it is limited to supplying the service again.
8. Intellectual property
The site's design, text and software belong to us or our licensors. The HouseScan name and domain are used by PTE Study Pty Ltd under licence. Third-party data stays under its own licence (see Sources). NSW sales data is used under CC BY-NC-ND 4.0.
9. Governing law
These terms are governed by the law of New South Wales, Australia.
